Overview

A Majlis Is Not a Living Room With Different Furniture.

A majlis is a reception space with its own rules about how people sit, where guests enter, and how the room handles a large group.

Getting that wrong is the most common problem with majlis projects. A beautiful room that seats twelve people facing a television is not a majlis.

What It Involves

What a Majlis Renovation Involves

A majlis is a large, mostly open room, which makes ceiling, lighting and acoustics more important than in a normal reception space.

In Dubai villas the majlis often sits near the entrance with its own door, so guests can be received without passing through the family areas. Many have a dedicated washroom and a serving point. Where that separation exists, it shapes the renovation: the room has to work as a self-contained space.

The build itself is ceilings, electrical, flooring, panelling and joinery. No drainage unless a washroom or serving point is involved. Structural work only where the room is being enlarged or a doorway is being moved.

Project Types

Types of Majlis

Traditional Arabic majlis
Low perimeter seating with cushions and bolsters, patterned textiles, gypsum mouldings and arched detail. Often carpeted or laid with large rugs over stone.
Modern majlis
Perimeter arrangement kept, but with raised sofa-height seating, cleaner lines, flat gypsum ceilings with cove lighting, and veneer or slat panelling instead of moulding.
Separate men's and women's majlis
Two rooms, often with separate entrances and their own washrooms. Common in larger villas. The two rooms do not have to match, and frequently do not.
Majlis within an apartment
A smaller reception area created within an existing living space, usually with a partition or a change of level and finish rather than a separate room.

Layout, Ceilings, Lighting and Acoustics

Getting the layout right
Majlis seating runs around the perimeter, and that changes everything. A conventional living room points at a focal wall. A majlis points inward, so guests face each other:

• Seating capacity is set by the wall perimeter, not floor area
• The centre stays clear for circulation
• Usually no television, or kept discreet
• A serving route that does not cross the seating
• Doors and windows interrupt the seating run
• Corners need resolving — a continuous bench has to turn

Built-in seating is what makes the perimeter work. Freestanding sofas leave gaps at corners and cannot follow the wall line.
Ceilings, lighting and acoustics
A large room with hard surfaces sounds bad, and most majlis projects ignore it. Stone floors, plastered walls and a full room of people produce echo. Heavy curtains, rugs, upholstered seating and panelled walls all absorb sound — they earn their place beyond appearance.

The majlis is the room most likely to carry a chandelier, so the ceiling needs a proper fixing point designed in rather than found later. Around it: a general dimmable circuit, cove lighting, and accent light on panelling or niches.

AC placement matters more here: a room designed for a large group needs cooling distributed around the perimeter, not one diffuser blowing onto whoever sits under it.
Approvals

Do You Need Approval for a Majlis Renovation in Dubai?

For finishes and joinery, usually not. For enlarging the room or adding a washroom, yes.

Panelling, seating, ceilings, lighting and flooring inside an existing room are the lightest scope. In an apartment the building's normal access rules still apply.

It changes where the majlis is being extended, a doorway is being moved, or a guest washroom is being added. Extending built-up area in a villa needs approved drawings, developer consent and a building permit. Adding a washroom needs a drainage route and, in an apartment, building management approval.

A new false ceiling in an apartment can also affect sprinkler heads and fire detection, which brings building approval and potentially Civil Defence into it.

Panelling, ceiling detail and seating joinery carry the budget. What moves the number:

Room size and perimeter
Seating and panelling are priced by the metre of wall, not floor area

Fabric grade, foam density and whether cushions are bespoke

Not a per-square-foot estimate from a website — a written BOQ after a site visit, showing quantities, materials, exclusions and payment milestones.
Usually excluded from cheap quotes
Approvals and drawings, protection of retained finishes, MEP upgrades, waste removal, snagging after handover, and anything described as "subject to site condition".
Timeline

How Long Does a Majlis Renovation Take?

Ceiling detail and upholstered joinery are the long items.

Moulded and coved ceilings take longer than flat gypsum, and need drying time before painting. Seating is manufactured off site, then upholstered, which is a separate stage after the carcass is built.

Fabric selection is worth locking early, because upholstery cannot start until the material arrives and imported fabrics carry lead times of their own.

Mistakes That Cost Money

Designing the majlis like a living room. Seating that faces a wall instead of the room defeats the purpose of the space.
Ignoring acoustics. A large stone-floored room full of guests echoes. Soft finishes are function, not decoration.
No chandelier fixing designed in. A heavy fitting needs proper support above the gypsum, decided before the ceiling closes.
Forgetting the serving route. If food has to cross the seating area, the layout is wrong.
Choosing fabric last. Upholstery cannot start without it, and imported fabric can take longer than the joinery.
One AC diffuser in a large room. Perimeter seating needs cooling distributed around the perimeter.

What is a majlis?

How many people should a majlis seat?

Should majlis seating be built in or freestanding?

Built-in seating follows the wall line properly and resolves corners, which freestanding sofas cannot do. It also gives more seats in the same perimeter. Freestanding is more flexible if the room has other uses.
Can I have a majlis in an apartment?

Yes, usually as a defined reception area within an existing living space rather than a separate room. A partition, a change of finish or a change of level can create the separation.
Do you supply the furniture and cushions?

Seating joinery and upholstery are part of the scope. Loose furniture and accessories can be coordinated or left to you.
Do I need approval for a majlis renovation?
