A living room renovation usually turns on two things: the media wall and the lighting.

Everything else in the room is finishes. But a TV wall with cables running down it, or a single ceiling light doing all the work, is what makes a room feel unfinished no matter how good the flooring is.

What It Involves

What Living Room Renovation Involves

There is no drainage in a living room and usually no structural work, so this is a ceilings, electrical, flooring and joinery project.

The order matters. Ceilings and partitions come first, then electrical first fix for the lighting layout, then flooring, then painting, then joinery installed last against finished walls.

Because the lighting has to be set out before the ceiling closes, the layout of the room needs deciding early. Moving a downlight after the gypsum is skimmed is a repair job, not an adjustment.

Types of Living Room Renovation

Media wall only
A fitted TV unit and feature wall, everything else untouched. Fast, and it is the single change that alters how the room reads most.
Full room refresh
Media wall plus ceiling, lighting, flooring and paint. The whole room finished together, which is usually better value than doing it in stages.
Layout change
Opening up a living and dining space, adding a partition, or reconfiguring around a majlis. This brings in blockwork or drywall and AC adjustment, and in apartments it needs the walls checked for structure first.

The Media Wall, Ceilings and Lighting

Getting the media wall right
The TV wall is a services problem dressed up as a joinery problem. Before a media unit is designed, four things need settling:

Mounting: a bracket into blockwork is straightforward; into a gypsum partition it needs backing plates before the board goes on.
Power and data: a socket and data point behind the screen, plus power inside the unit for a soundbar, console and receiver.
Cable routing: conduit run inside the wall at first fix so nothing is visible afterwards.
Ventilation: concealed equipment in a closed cabinet needs airflow, or it runs hot and fails early.

Screen size and height also want deciding before the unit is drawn.
Ceilings and lighting
A living room needs layers of light, not one bright circuit. Most Dubai living rooms are lit by a grid of downlights on a single switch — it works, but it flattens the room. Adding separate circuits gives you control:

• General light, dimmable
• Cove or perimeter light for a softer evening level
• Accent light on the media wall or panelling
• Task light beside seating
• A feature pendant where the ceiling can carry it

A gypsum false ceiling makes most of this possible — it hides wiring, carries the cove detail and lets AC diffusers sit properly. It also drops the ceiling height, so check what you have before committing to a deep bulkhead.
Approvals

Do You Need Approval for a Living Room Renovation in Dubai?

For finishes and joinery, usually not. For partitions or ceiling work in an apartment, often yes.

Painting, flooring, joinery and lighting inside the unit are the lightest scope, subject to the building's normal access rules on lift booking, protection and working hours.

A new false ceiling is different in an apartment, because it can affect sprinkler head positions and fire detection. That normally needs building management approval, and where sprinklers are modified it becomes a Civil Defence matter. Removing or adding a partition needs the wall checked against the as-built drawings first.

Joinery and ceiling work carry the budget. Flooring and paint are comparatively predictable. What moves the number:

Priced per linear metre, with detail adding labour
Feature wall finish
Slat, veneer, upholstery and stone sit at very different levels

Flat gypsum against bulkheads, coves and feature detail
Lighting circuits
Each additional circuit is wiring, switching and control

Not a per-square-foot estimate from a website — a written BOQ after a site visit, showing quantities, materials, exclusions and payment milestones.
Usually excluded from cheap quotes
Approvals and drawings, protection of retained finishes, MEP upgrades, waste removal, snagging after handover, and anything described as "subject to site condition".
Timeline

How Long Does a Living Room Renovation Take?

Ceiling and joinery lead the programme.

Gypsum work needs time to be boarded, skimmed and dried before painting. Joinery is manufactured off site while that happens, with a remeasure once the walls and ceiling are finished.

The sequence cannot be reordered. Joinery installed before painting gets damaged. Painting done before the ceiling is finished gets redone.

Mistakes That Cost Money

Leaving cable routing until after the wall is finished. Conduit at first fix costs almost nothing. Chasing a finished wall costs a repair and a repaint.
Fixing a TV bracket into gypsum with no backing. Backing plates go in before the board. Afterwards, the options are all worse.
One lighting circuit for the whole room. No amount of good joinery fixes a room that has one setting.
Enclosing equipment with no ventilation. Receivers and consoles in a sealed cabinet run hot and fail early.
Deep bulkheads in a low ceiling. Check the existing height before committing to a ceiling design that eats it.

How much does a TV unit cost in Dubai?

It is priced per linear metre and adjusted for height, finish, internal storage and detail. Concealed cable management and ventilation should be included as part of the specification rather than added later.
Can you hide the TV cables inside the wall?

Yes, if conduit is run at first fix before the wall is closed. Doing it after the wall is finished means opening it up, making good and repainting.
Do I need a false ceiling in my living room?

Not always. It is what makes cove lighting, concealed wiring and proper diffuser positioning possible, but it also reduces ceiling height. In a room that is already low, a simpler ceiling with a good lighting layout is often the better answer.
Can I remove the wall between my living and dining room?

Only if it is non-structural. In an apartment this is confirmed against the as-built drawings and needs building management approval. In a villa it may need structural drawings depending on what the wall carries.
